


The decision to sell your home is a big one, with this in mind it is important to source as much information as possible to be in a good position to know where to start and what you're looking for. Before selling, it is a good idea to see how the market is travelling by looking at values of properties through the newspaper, auctions, web sites and real estate agent offices.
Speaking to a couple of real estate agents allows you to compare pricing and estimations on your home. Also ask friends and family about their experiences and know the costs involved!
Like anything, the more organised and prepared you are, the easier the move will be. Making a checklist is a great way to get everything down so you don't forget things. Starting this list as soon as you can is important so you can keep adding to it during the lead up to the move and ensure that you stay on top of things.
To start your checklist, you may want to list the things needed to tie loose ends up at your current residence. For example:
* If you are renting, giving the landlord adequate notice that you are vacating the premise.
* Looking at what you will be taking with you and what you might want to put into storage or give away.
* Consider if you will be packing and unpacking yourself or getting a removalist? Compare reputable removalist prices and organise finance and dates with the company.
* Make a list of all the business and personal contacts you need to change your address with and contact them. To be on the safe side, in addition to contacting these people, organise to have your mail redirected with Australia Post just in case you forgot someone. You could also leave a forwarding address with the new occupants of your home to pass mail onto you. A few examples of organisations to notify of your new address are:
- the Australian tax office;
- electorial commission;
- banking facility;
- your employer;
- accountant;
- lawyer;
- leisure associations and clubs;
- medicare
- car registration office; and
- your insurance company.
* Also contact your electricity, gas and telephone providers to have the services disconnected and advise them of your new address to send the final paperwork to.
